What is a Bill of Quantities?

The BOQ is the priced tender document your consultant sends when they invite bids on a project. It lists every measurable item of work (excavation, concrete, MEP, finishes, preliminaries, the lot) with a description, unit of measure, quantity, and the client's expected rate. Contractors price each row and return the totalled BOQ as their bid.

Merged cells, missing columns, arithmetic that doesn't add up, unclear scans. You get warnings so you know what to double-check, never silent guesses.

Grand total normalized

The grand total shown is always the sum of extracted line items, which is what an estimator actually needs to compare against their own price. If the source shows a different total (typically VAT or contingency added on), we surface both in a warning.

Confidence-scored rows

Every row is rated 0 to 100 on how confidently it was read. Below 30 gets dropped. Between 30 and 60 stays but gets flagged in yellow so you can spot-check it against the source.

Dubai BOQs have their own patterns. Section headings that mix English and Arabic. DEWA, DM, and DDA-specific line items. AED currency assumptions. Consultant templates from Emaar, Nakheel, Meraas, and RTA that all look slightly different. A generic extraction tool trained on international BOQs misreads a lot of that. Frequently asked questions

Is the BOQ Analyzer really free?

Yes. You can extract a BOQ for free with no signup. The free version watermarks your Excel export with a bold banner row at the top: "Generated free by ContractorPass, sign up for unlimited use at contractorpass.ae/pricing". If you need clean, client-ready Excel files, sign up for a paid plan for unlimited unwatermarked extractions plus the tender letter drafter and contract risk scanner.

What if my BOQ is scanned or handwritten?

Scanned PDFs work if the text is machine-readable (i.e. the scan went through OCR). Purely handwritten BOQs won't extract reliably. If your PDF has fewer than 500 characters of extractable text, the tool treats it as a scan and rejects it with a friendly message. Paid plans handle scanned PDFs through a different pipeline. What file formats work?

PDF (native or scanned with OCR-readable text) and Excel (.xlsx, .xls). Max 15 MB, up to 80 pages for the free tool. Paid plans support larger files, scanned PDFs via OCR, and higher monthly volume.

Is my data safe?

Your uploaded file is used only to return your extraction. We never share the file or the extraction with anyone, and we never use your BOQ for any other purpose. The result is cached for 30 days keyed by a SHA256 hash of the file content, so re-uploading the same file gives you an instant, free result. We don't retain the original file bytes beyond the immediate processing.

Can I use this for non-Dubai BOQs?

The tool works best on Dubai contractor BOQ formats since that's what it's optimised for: Emaar, Nakheel, DEWA, RTA, DM, DDA, and the common consultant templates used in the Emirate. It may work on other GCC or international formats, but accuracy is highest for Dubai. If you're regularly working with non-Dubai formats and accuracy matters, tell us which format and we can tune it.

What's the difference between watermarked and unwatermarked Excel?

The free version adds a bold banner row at the top of your Excel: "Generated free by ContractorPass, sign up for unlimited use at contractorpass.ae/pricing". Paid plans have no watermark, so it's clean Excel you can send to your client without any external branding. Paid plans also let you extract unlimited BOQs, process scanned PDFs, and access the tender letter drafter and contract risk scanner.
